Buying, selling, renovating, investing or staying put, the smartest real estate decision starts with understanding what you have and what you want next.
Real estate isn’t just about buying and selling homes.
For me, it’s about figuring out what you have, what you want next, and the smartest way to get there. And ideally, using the real estate decisions you make along the way to help build long-term wealth.

I’m Kristin Gutierrez, a Realtor based in Long Beach, California, working with homeowners, buyers, and sellers throughout Long Beach, Seal Beach, Los Angeles, and Orange County.
One of the reasons I created this channel and this blog is because I think the real estate conversation is often way too narrow.
Someone owns a house, so we immediately ask, “Are you thinking about selling?”
But that might not be the right question.
Maybe you bought or refinanced when interest rates were around 3%, and selling that house feels insane. Maybe you love your neighborhood but your house no longer works for your family. Could you renovate instead?
Maybe you have substantial equity and you're ready to move up. Maybe the kids are gone and you're maintaining way more house than you actually want, so downsizing makes sense.
Or maybe the smartest move isn't selling at all. Maybe it's keeping what you own as an investment and figuring out how to buy the next property.
There are usually more options than simply sell or stay.
That's the kind of real estate conversation I want to have.
If You're Buying
I work with families and individuals to figure out what they can actually afford and where their money gives them the best opportunities.
That doesn't always mean buying the house you originally pictured.
Sometimes changing the neighborhood, property type, condition, or even the strategy behind the purchase opens up possibilities you hadn't considered.
I want to know where other buyers are competing and, just as importantly, where they aren't.
Where is there negotiating room?
Which properties are being overlooked?
What compromises can you change later, and which ones are permanent?
Buying a home is a huge financial decision. I want it to make sense for your life today while also thinking about what that property could do for you financially over time.
If You're Selling
Selling isn't simply putting your house on the market and hoping someone buys it.
There is strategy behind creating demand.
How should the home be prepared? What should you fix, and what should you absolutely not waste money fixing? How should we price it relative to the other homes buyers are considering?
Most importantly, how do we get the greatest number of qualified buyers interested in your home at the same time?
Because when buyers have choices, we want your property to be the one they're worried about losing.
That's where the possibility of multiple offers, stronger terms, and leverage comes from.
If You Already Own Real Estate
This may actually be the conversation I'm most interested in.
What can the real estate you already own make possible?
Maybe it's your next home. Maybe it's an investment property. Maybe it's additional income. Maybe it's accessing equity strategically. Maybe it's selling and repositioning that money somewhere else.
Or maybe the smartest thing you can do right now is absolutely nothing.
The point isn't to manufacture a transaction.
It's to understand your options.
That's what you'll find here: practical conversations about buying, selling, investing, homeownership, our local Southern California market, and using real estate as one of the tools available to build wealth.
Because ultimately, I think the question is bigger than, “Should I buy or sell a house?”
The better question is:
What do you have now, what do you want next, and what's the smartest way to get there?
